How That Shows Up in the Door

South Lyon sits apart from most of the rest of our coverage area because the houses here are newer. The median home was built around 1991, a couple decades past the 1977 median across our wider service area. That gap matters more than it sounds like it should. A door built in 1991 is almost always a steel sectional on extension or torsion springs with a chain or belt-drive opener already installed at the factory line, not retrofitted later. You don't see the one-piece slab doors or the odd side-mounted torsion setups that show up on the older 1960s and 70s stock elsewhere in our area. What you do see here: factory rollers wearing out around the 25-30 year mark, original openers finally giving up on the logic board rather than the motor, and springs that were sized for a lighter door than whatever got hung on it during a later remodel. The failure points are different because the build era is different. We look at the door in front of us, not a script written for a 1970s house.
